Monthly contract, closing, and pricing trends shaping Williamsburg's new development.
July contracts pulled back in Williamsburg new development. Buyers signed 13 contracts, down 54% from June. Closings moved the other way, with 26 units closed and sold dollar volume rising to $64.3M.
The gap is mostly timing. Deals signed earlier continued to close, while new summer activity slowed. Pricing still held. July contracts averaged $1,912 per square foot, up 4.4% from June.
One Domino Square and The Sixth led with three contracts each, followed by Williamsburg Wharf with two. If summer softened urgency, will fall demand return before concessions enter the conversation?

After the rush, a reset.
Williamsburg’s contract pace reset in July after a first half defined by steady, above-trend contract activity. Signed contracts fell from 28 in June to 13 in July, pulling the three-month average down from its June peak of 24.7 contracts.
In February, Williamsburg recorded 37 signed contracts, a level no other month in the series has matched. July’s drop was meaningful, but it followed six months of elevated activity.
For developers, the chart frames July as a reset in pace, not a collapse in demand.
