Williamsburg's new development market picked up a bit of steam in June. Twenty-eight contracts were signed, just ahead of May, bringing total deal volume to $66.4M. The average contract price held steady at $2.37M, while price per square foot climbed 5% to $1,831. On the closings side, 15 units closed for $33.4M.
June isn't just another month. It's the strongest June on record, and three-month dollar volume returned above $55M. The market is seeing steady deals and fresh capital. As we head into July, the big question is whether this momentum will lead sponsors to raise prices or if keeping things steady will keep the action going.

Velocity is turning up.
Monthly signed contracts, tracked over time. The twelve-month trend has climbed for six straight months since last December's low, and the pace is building: 21 contracts in April, 25 in May, 28 in June. February marked the peak with 37 signings, the highest in this cycle. June's three-month average of 24.7 contracts is the strongest June in this series, which begins in January 2018; the full-series three-month peak remains 27.7 in March.
