Williamsburg New Development: Market Pulse

A clear view of what's signing, closing, and driving the market tracked month by month. See which numbers matter most in Williamsburg's new development scene.

What June showed

Williamsburg's new development market picked up a bit of steam in June. Twenty-eight contracts were signed, just ahead of May, bringing total deal volume to $66.4M. The average contract price held steady at $2.37M, while price per square foot climbed 5% to $1,831. On the closings side, 15 units closed for $33.4M.

June isn't just another month. It's the strongest June on record, and three-month dollar volume returned above $55M. The market is seeing steady deals and fresh capital. As we head into July, the big question is whether this momentum will lead sponsors to raise prices or if keeping things steady will keep the action going.
